Brown Street Center

Opportunity and Results
In 1995 Bailey Schmidt was chosen over several larger brokerage houses to represent then ownership in the sale of the building.  After closing, existing ownership,  recognizing the quality of management and leasing, retained Bailey Schmidt as Manager and Exclusive Leasing Agent. In the 14 years Bailey Schmidt has managed the building a 99% leased rate has been accomplished.  Bailey Schmidt has recently renewed its largest tenant Wells Fargo's Wachovia based on a long term 10 year renewal with extensive renovations conducted during ongoing business operations.

Since 1995 the Brown Street Center has maintained its position as one of Birmingham most valued business addresses.

Auto Club Drive

Opportunity and Results
Bailey Schmidt, Inc. in partnership with its syndicated ownership  purchased 5225 Autoclub drive from Affiliated Computer Services  one of America's largest computer services provider. As part of a Data Service Center and land redevelopment the building was fully vacant at the time of purchase with additional adjacent land opportunities present. Prior to closing on the building and land Bailey Schmidt had negotiated and conditionally signed a long term lease with Henry Ford Health  Systems guaranteeing the developments viability. Shortly thereafter the remaining space was leased under a long term lease to publicly traded Superior Data Services and the adjacent vacant land sold off for branch bank development.  Once fully leased and the additional land sold off the Data Service Center was sold realizing exceptional returns for Bailey Schmidt and their syndicated partners.

Side Note: Superior Data Services was subsequently acquired by Affiliated Computer Services, the original seller of the property!

Novi Research Park

Opportunity and Results
Bailey Schmidt  acting as Exclusive Leasing Agent was hired by Talon Development to lease Novi Research Center, a 168,000 Square Foot speculative High Tech Industrial development in Novi Michigan. While Phase One of the project footings were going in Bailey Schmidt leased the entire 68,000 Square Feet to Tower Automotive under a long term lease agreement. As a result, Phase Two came on line sooner than expected and by the time of completion 60% of Phase Two had signed commitments.  Later that year Novi Research Park was sold for over 24 million dollars with Bailey Schmidt acting as sellers Exclusive Agent.

Condominium Conversion

Opportunity and Results
Bailey Schmidt, Inc. in conjunction with Manchester Properties has successfully purchased on behalf of its own, and syndicated  ownership over 630 units for condominium conversion covering 12 housing communities through out the State of Michigan.  Today over 430 units have been sold and converted and all remaining units continue to provide a durable income stream.

 

 

Walgreens

Bailey Schmidt, Inc. has developed for its own portfolio three Walgreens convenience stores.  Each development is first "site selected" by Walgreens under the most stringent of criteria. Each free standing store of approximately 14,000 square feet is committed to via long term leases negotiated with Walgreens Corporation. Each store is completed "from the ground up" and individually financed by the developer.

 

 

First American Title  

Bailey Schmidt acting as Exclusive Tenant Representative for First American Title Insurance Company has negotiated over 72,000 Square Feet of transactions totaling $7,000,000. Lease and sales transactions ranged from 1,200 Square feet to over 20,000 Square Feet throughout the State of Michigan. Regardless of the size Bailey Schmidt represented FATIC's interest personally without referral insuring consistent and quality representation.
